Read AnalysisBrookdale Senior Living reported Q2 2026 consolidated RevPAR of $5,497, up 8.2% year-over-year, with weighted average occupancy reaching 82.4% — a 230 basis point improvement. Net income was $23 million, reversing a $43 million loss in Q2 2025. Same-community RevPOR grew 4.1% to $6,714. The company reaffirmed full-year guidance of 8–9% RevPAR growth and $502–$516 million in Adjusted EBITDA.
Brookdale's Q2 2026 results mark a meaningful inflection point for the company: net income of $23 million against a $43 million net loss in Q2 2025. That $66 million swing is partly structural — a $45.4 million gain on community sales — but the underlying operating story is also improving. Same-community RevPAR grew 5.5% year-over-year to $5,567, driven by a 4.1% increase in same-community RevPOR ($6,714) and 110 basis points of same-community occupancy growth to 82.9%. These are the numbers that matter for benchmarking: they strip out the portfolio churn and show what the stable operating base is actually doing.
The consolidated figures look different because Brookdale has been actively shrinking its unit count through lease terminations and community dispositions. Total average units fell from 50,812 in Q2 2025 to 42,820 in Q2 2026 — a reduction of nearly 8,000 units, or 15.7%. That's not operational deterioration; it's deliberate portfolio optimization. The $106.4 million reduction in consolidated resident fees is almost entirely explained by the disposed communities. Facility operating expense fell $84.7 million for the same reason. The same-community portfolio — 515 communities consolidated and operational for the full period in both years — is the clean read, and it shows 5.5% revenue growth with 5.5% expense growth: flat margins, but on a growing revenue base.
The occupancy trend data is worth examining closely. Brookdale publishes monthly occupancy, and the trajectory through 2026 is steady: consolidated weighted average occupancy moved from 82.3% in January to 82.5% in June, with month-end occupancy reaching 83.7% in June and 84.1% in July. Same-community month-end occupancy hit 84.6% in July. The sequential improvement is modest but consistent — no seasonal dip, no reversal. CEO Nick Stengle's comment that the company is 'on track to deliver on our 2026 guidance' is supported by the occupancy data. Notably, Brookdale announced it will discontinue monthly occupancy reporting beginning in 2027, with December 2026 as the final monthly report.
The balance sheet moves are the forward-looking signal. Brookdale received approximately $150 million in cash proceeds from community sales year-to-date and refinanced all remaining 2027 mortgage debt maturities — pushing the next maturity wall to 2028. More significantly, the company announced an agreement to acquire 17 communities it currently leases for approximately $157 million, funded through nonrecourse mortgage financing and cash on hand. A separate acquisition of a previously managed Houston community (244 units) closed in June for $23.4 million — described as a 'substantial discount to replacement cost.' The strategic logic is consistent: exit leased communities where the economics are unfavorable, acquire owned communities where the basis is attractive.
For operators benchmarking against Brookdale's same-community results: $6,714 RevPOR on 82.9% occupancy in Q2 2026 is the reference point for a large-scale, predominantly assisted living and memory care operator running communities that have been stable for at least two full years. The 4.1% RevPOR growth reflects rate increases running slightly below the Welltower and Ventas SHOP figures (5.2% and 5.0% respectively), which likely reflects Brookdale's higher concentration of Medicaid-eligible residents and the rate constraints that come with that mix. The 110 basis point same-community occupancy gain is also more modest than the REIT SHOP portfolios — consistent with Brookdale operating closer to stabilized occupancy levels in its retained communities.
