Read AnalysisWelltower's Q2 2026 earnings release shows same-store Seniors Housing Operating NOI grew 20.5% year-over-year, driven by 330 basis points of average occupancy growth and 5.2% RevPOR expansion. Normalized FFO hit $1.60 per diluted share, up 25% over the prior year. The board declared a 15% dividend increase.
The headline out of Welltower's Q2 2026 earnings is a 20.5% same-store NOI increase in the Seniors Housing Operating portfolio — and the composition of that number is what operators should study. It wasn't one lever. Welltower reported 330 basis points of average occupancy growth alongside 5.2% growth in Revenue Per Occupied Room. Both moving at the same time, in the same direction, is the definition of a favorable operating environment.
Same-store SHO RevPOR came in at $6,059 per occupied room per month, up from $5,758 a year ago. That's a $301 per-unit monthly increase on a same-store basis — not from acquisitions, not from mix shift, but from the same communities running better. For operators benchmarking their own rate performance, that's the number to hold up against your own RevPOR trajectory.
Total portfolio same-store NOI grew 15.5%, with the SHO segment leading at 20.5%, followed by Seniors Housing Triple-net at 5.2%, Long-Term/Post-Acute Care at 2.9%, and Outpatient Medical at 2.4%. The SHO outperformance relative to the rest of the portfolio reflects the structural advantage of the operating model when occupancy and rate are both moving favorably — you capture the revenue upside directly rather than passing it through a lease structure.
Normalized FFO reached $1.60 per diluted share for the quarter, a 25% increase over the prior year's $1.28. Full-year normalized FFO guidance was raised to $6.36–$6.44 per diluted share, up from the prior range of $6.21–$6.35. The guidance raise reflects management's confidence that the operating environment holds through the back half of the year — a meaningful signal given that Q3 and Q4 historically bring softer move-in activity.
The capital story is equally notable. Welltower closed $6.3 billion of pro rata gross investments in Q2 alone, including the completion of the Amica Senior Lifestyles acquisition — 38 Canadian seniors housing communities for C$4.1 billion. Year-to-date, the company has closed or contracted $15.5 billion of gross investments. Net debt to Adjusted EBITDA stood at 2.99x as of June 30, with approximately $9.5 billion of available liquidity. The board's 15% dividend increase to $0.85 per share — the 221st consecutive quarterly dividend — signals that management views the current cash flow trajectory as durable, not cyclical.
For operators in markets where Welltower is active, the investment volume matters as much as the operating results. $15.5 billion of year-to-date acquisitions represents a significant repositioning of the portfolio toward markets and operators Welltower has conviction in. The communities they're buying into are the ones they expect to outperform — and the communities they're selling (primarily the Outpatient Medical portfolio disposition, valued at approximately $7.2 billion) are the ones they're exiting. That capital rotation is a directional signal about where institutional capital sees the best risk-adjusted returns in senior housing right now.
